Mortgage rates dipped again. Freddie Mac says the 30-year fixed averaged 7.18% as of Nov. 5, 2026, down from 7.24% the week before and the third weekly drop in a row.
Where do rates stand?
| Loan | Nov. 5, 2026 | Week before | A year ago |
|---|---|---|---|
| 30-year fixed | 7.18% | 7.24% | 6.22% |
| 15-year fixed | 6.57% | 6.60% | 5.50% |
Freddie Mac’s chief economist, Sam Khater, said the decline is “improving the environment for prospective homebuyers against a backdrop of strong economic growth.”
What does that do to a monthly payment?
Here is our own math on a sample $300,000, 30-year loan. These figures are principal and interest only. They do not include property taxes, insurance or anything else that goes into a full monthly payment.
| Rate | Principal and interest, about per month |
|---|---|
| 7.24% (the week before) | $2,044 |
| 7.18% (Nov. 5) | $2,032 |
| 6.22% (a year ago) | $1,841 |
So the latest drop saves about $12 a month on that loan. It is small on its own, but it is a helpful number to run as you compare. Your rate depends on your loan and your lender.
